As soon as I got my license and affiliated with a firm, I hit the ground running—driving around town, looking for "For Sale by Owner" signs. I wrote down every number, made calls, left voicemails, and followed up daily. I received my buyers first lead from the firm, but I always knew I wanted to be a listing agent. I needed more leads. I had also been home with the kids all year because of Covid. I was ready!
After about three weeks, I finally landed a listing appointment for a manufactured home. The owner kept delaying, saying he needed to fix a few things first. SMH.
I had no real clue what I was doing—thank God for YouTube University! Somehow, I locked in the listing.
I brought staging items from home, picked up a few extras from the store, fresh flowers, the whole nine yards. Took listing photos with my phone (LOL).
I even bought my very first "For Sale" sign—I was beyond excited. Within two weeks, we had a buyer, and I felt like I had handled everything flawlessly.
We went through all the inspections and closed at $10K over asking. I was on top of the world—until two days after closing.
The buyer’s agent called me, furious. A heavy rainstorm had rolled through, and water was pouring in through eight (8) , yes EIGHT holes in the ceiling.
I felt horrible. My seller had been working on the roof but never disclosed it to me. And at that point, there was nothing I could do. My seller wouldn’t even return my calls.
But thats not even the worst part…
